I have a property I'm looking to purchase.  This is a 12 unit building. I can rent the apartments for 750 each unit. I have tenants interested in renting this building, they want to put down a  Security Deposit($750) and a Month of rent ($750). I wanted to purchase this building as a no money down or low money down opportunity. The Owner just wants a small price of $7,000 for a quitclaim deed.  How can  I use this escrow funds to close on this building??

Be careful what you wish for......if the seller wants to QCD it to you for $7k, I suspect he knows of issues/liens/mtg balances that you don't know about.
