BRRRR in Baltimore

Hello all, I've hesitated to ask this question because I felt like it was cheating in a sense. But after having listened to BP podcast # 171 today with Ryland Tanaguchi, where he said that this question is kosher, I feel I have been given permission to ask. My question is: where are the best areas in Baltimore city to purchase BRRRR properties? My desired customer (tenant) is professional looking for an affordable and aesthetically pleasing living space. I've been attracted to Butchers Hill and upper fells point area, as well as Charles Village. But not being a resident yet and having not yet "driven for dollars" much, I'm not sure whether my gut is on or off. Also, to REALLY reveal my novice stature, it seems the BRRRR method employs using ones own cash out the gate, not a loan, correct? Thank you a million times over in advance for your feedback!
