Hello all, I've hesitated to ask this question because I felt like it was cheating in a sense. But after having listened to BP podcast # 171 today with Ryland Tanaguchi, where he said that this question is kosher, I feel I have been given permission to ask. My question is: where are the best areas in Baltimore city to purchase BRRRR properties? My desired customer (tenant) is professional looking for an affordable and aesthetically pleasing living space. I've been attracted to Butchers Hill and upper fells point area, as well as Charles Village. But not being a resident yet and having not yet "driven for dollars" much, I'm not sure whether my gut is on or off. Also, to REALLY reveal my novice stature, it seems the BRRRR method employs using ones own cash out the gate, not a loan, correct? Thank you a million times over in advance for your feedback! Kim Coleman Tamara V. Janet Voss Harry Zhou thanks so much for your congrats! I'm very excited! As for the inside, I'm not sure as it was done when I moved in. But I can say that the outside used reclaimed antique bricks from the north bay, repurposed, hand milled redwood pickets for the front yard and a lot of love and thought that went into a drought tolerant green space in both the front and back yard. Andrew Holmes thank you so much for sharing your experience and insight. And I believe you're 100% correct. In my experience, the more time you spend getting to know your subject matter, the more quickly you become and expert. And I wholeheartedly agree that looking for a mentor should be a thoughtful process. Just because someone does REI doesn't automatically mean that they are the right person to guide you. I think it will be a bit like dating--get to know the person first before jumping all the way in. And "date" around, if you will so you know a good partner when you find one. I'm really looking forward to my upcoming move to Bmore so I can start meeting people and inundating myself into the world. And I'm also looking forward to having some advice to give newcomers in a few years! Much thanks again!

Hello all, I was wondering your thoughts on purchasing 1-2 rental properties Cash vs buying several with financing? Seems like having debt free income would be smart and an easy way to save $ to purchase more properties , but maybe I'm not thinking about this in the most savvy manner. Specifically, I'm looking for single family homes or small multi units in and or around the Baltimore area. What are your thoughts for this green investor? Thanks in advance for your response!
