@Tim G. Hi, I see that you've had some success at wholesaling off mls. Just curious, how do you schedule appts with your potential end buyer? Do you let agent know its your funding partners? Appreciate any feedback, thanks!

Hi,

had a question for my buy and hold investors. I'm trying to come up with an offer on a place that currently rents @ $850 per month. Tenant pays all utilities. house appears to need nothing. Ask price is $99,000 but owner will walk away with $85k. So, my question is what do you look for as far as ROI on a single family. Based on my calc at $850 a month for $85,000. I'm looking at roughly 7%return. But I've heard that 10-15% is where I should be. Any thoughts? Thanks!

As a newbie, your main focus should be acquiring motivated seller leads. Either free (zillow, craigslist, etc.) or paid (Direct Mail, etc.) You can start by going through for sale by owners on zillow and craigslist and just call and make an offer on as many props as you can. Alot maybe other wholesalers and if so, see if willing to JV on deal if you find a buyer and split 50/50. For paid leads you can purchase a tax default or absentee owner list from rebogateway or listsource and upload to go big printing or click2mail and send out a postcard to generate leads. Hope this helps!

Hi All,

Hoping someone could provide some guidance on an issue I'm having. Trying to come up with an offer price for a property but I'm stuck as this house is a bit unique. It is sitting on 10 acres and can't see any houses that have recently sold in area with a comparable lot size.  I see where some homes have sold for $525,000 and $670,000 but nowhere near the lot size of my subject property. Seller isn't sure what property is worth but threw out a ballpark of $1,000,000 for price. So, I'm not sure where to begin. I appreciate any feedback! thanks!
