Here are the general categories of real estate investing, going from most active to most passive (imo)

1. Own and self manage individual properties

2. Own and contract out management of individual properties

3. Own a portfolio of NNN properties to credit tenants on LTR

4. Invest in individual property syndications

5. Invest in a private real estate fund

6. Invest in mortgage notes 

7. Invest in mortgage note fund

8. Invest in land for appreciation

9. Invest in REITs

10. Invest in REIT mutual fund or ETF
