I have bought beach STR condos.  They can do poorly on cashflow, lucky to break even, but appreciate well.  I have yet to master the buying low enough to get good cashflow but some people do...

Bringing this thread back up.  Never saw an answer to the question of whether the USPS site will sign for FEDEX or UPS packages.  Any feedback on this issue?

Another question:  if I want a Solo 401K over which I would be the trustee, with whom do I open such an account?  A bank? an attorney?  Must they be familiar wit my state laws or, since it is more ERISA based, just federal?

If I already have a SDIRA with an LLC, must I dissolve the LLC? Can I just rename my new plan the old name so my tenants don't get confused?

Thanks for the info and clarification.  Sounds like I should roll my SDIRA into a solo 401k.  I would also like to open a Roth 401k.  I was too far along with a SEPIRA when Roth's first came out.  Any reason not to have both?

 Who do you use to set up your Solo 401K and what is their involvement after it is set up?  Do they continue to charge fees?
