Building a syndication team for a deal in San Diego

Hey family, I am forming a syndication team for a deal.  I have a GP and he is very knowledgeable, though void in experience.  I was wondering if someone could come in and be part of our GP? We don't have the experience but we do have the knowledge and are more than capable.  I have big ambitions.  Long term goal is developing a hedge fund

It is my view without the experience, you do not have the knowledge.  Book knowledge is far from enough.  

you need to at a minimum indicate the asset class to obtain GP with appropriate knowledge.  

successful syndicators are not doing well at this time.  Especially in MF residential and office space.  For the first time ever, I am involved with a syndication that I am underwater in ($75k invested with current value less than 50%).  

I suspect you will find it is very difficult to raise money as a new sponsor of an RE syndication.  The days of every RE syndication producing great return seem to be passed.
