Seeking creative options

Mother-in-law (74) owns a home that's falling apart but doesn't have funding for repairs. Home is titled in her name. Mortgage is in ex-husband's name and he is legally responsible for PITI on the home. We're trying to find creative ways to either pay for repairs or sell as is and move her. If sold, she won't receive the full value since the mortgage (and thereby the Ex) will be paid from proceeds, giving her limited down payment and ability to purchase within her means. Repairs will likely be paid by us unless we can determine whether insurance coverage applies or find another solution. This home is not an ideal setup for a senior so moving is the preference.

Anyone have a creative alternative suggestion to consider or explore?

Sounds like the divorce decree states that the ex husband is to be paid a share of the proceeds upon sale.  If so I wonder if the property actually has her solely on title or if both her and her ex are on title with the divorce decree stating she has right to occupy.  You may have already checked all this out and know the answers; but if you don’t you’ll need to find out before anyone can provide a competent answer.
