House and three lots

Any advice w/ this one-please chime in! Thanks.

Owner is deceased. Three daughters inherited property.

House is on one lot, .68 acre. Needs $100k in repair. ARV of $260k.

$80k back taxes owed for all four lots.

.29 acre and .27 lots full of junk. No dwellings.

Fourth lot is a strip next to existing driveway, presumably to widen the access (flag lot and shared easement).

Cost to clear the junk: $10k.

Possible squatter living in a fifth wheel on property.

The three daughters live out of town and don't want to have to clean out all the junk. They're having an estate sale in the next couple of weeks. They'd like me to make an offer. Not sure where to start on this one. Help?
