With rents rising and the "silver psunami" approaching, has anyone heard of renting out rooms to 55+ to individuals living on a fixed income, don't yet need assisted living, but can't afford those pricey independent living facilities?  I was thinking this could be a great new niche to learn about or start, if it doesn't already exist for people 55+. 

I was thinking I'd provide property management for small tasks that are difficult for elderly, provide a weekly cleaning service and lawn care, but beyond that, they'd be on there own to maintain the home.  They'd do all their own cooking, grocery shopping, etc.

I'd purchase a ranch, of course, and convert the bathrooms to have walk-in showers, install handicap bars and install hard flooring through out.  I was thinking one bathroom for every 2 residence.  So more than likely, 4 bedroom, 2 bath homes.

Anyone have any info on this trend starting?  Any help is appreciated!

Hey all you contractors! I’m looking for a handyman for just an occasional small job here and there and on occasion, larger jobs. I’d really love to grow my portfolio but as long as my husband and I are doing all the repairs and rehab I just can’t take on more projects. If I had a jack of all trades that could be available, that would be a game changer! If anyone knows anyone, please help me out! Thanks so much!

All you excellent contractors out there, or anyone who can help, I need to verify that a contractor is licensed and insured before I can start a job.  It's dealing with the sewer in the city, sidewalk replacement, blah blah.  City said he must be licensed and insured.  How does he prove that to me?

That's a great story Stewart! I just saw this post. I also and a real estate agent and investor in Monroe, MI!!! I have mostly SFH and a couple multi but I'm looking to scale up to a small apartment building! If you know of anything, please let me know!! I'd gladly let you be my BA!

I live in southeast MI so the majority of my income will be during summer months. I’m unsure of how to calculate the different months for income. So using January for the entire year would be completely inaccurate. 

I'm thinking of trying my hand at vacation rentals but I don't know how to even begin calculating for cash flow, ROI, etc. How to know if the home will be a good deal. I've done it many times for SFH and MFH but never vacation rentals. There's so many other things to consider: cleaning fees, taking inventory after every guest, utilities, etc. Any suggestions would be greatly appreciated.

I’m trying to find an intermediate podcast about RE investing. I have a handful of properties and I need to listen to a podcast that’s a step up. I’m definitely not big time but I’m not a beginner either. Any suggestions?
