I have a property i brrrred in 2021

225k in and it appraised for 300k. Property is a single family home with a detached garage converted to adu. It is in a C- to D neighborhood in oregon. The tenant i placed in the main home just called me stating he is approved for his VA loan and is interested in purchasing the property at market value around 350k. This is my only property and it cash flows great between both units and has been mostly problem free since it was renovated before renting out. Debt service is $1300 a month and rents total $2200.

If i sell direct to him im looking at around 140k profit which is equal to around 10yrs cash flow excluding debt paydown and the possibility of appreciation.

If i sell i would like to 1031 and continue to grow. Any thoughts on my oppurtunity and what would you do in my circumstances!?
