Hi Dakota, I recently found a triplex for sale in Lane County through my realtor Starlight, who works at Oak Ridge Realty however, the triplex is a single family unit in the front and a duplex and back each unit has its own address and our loan officer saying that we might have a hard time getting comps for the house. Do you wanna happen to know of any other properties like that area would you 

 I see them every now and then. Is your loan officer ordering an appraisal?

I know someone spoke earlier about buddying up with Real Estate Agents. I run across a decent amount of property that never get listed they are just word of mouth among agents and others in the industry. I know right now another agent on my team I believe has three fixers I believe in the Eugene area that are not listed.

If you have to can you rent them out for a little cash flow to avoid loosing money?

If they are on a month to month basis and you are in the process of purchasing you can even ask the sellers to ask one of them to move out just to get the ball rolling before you close on the property. If you're doing this in the lane county area a really good resource for this type of things is the Lane county Rental Owners Association. Some time when iv had questions about things iv called them and ran things by them to make sure everything was in the up and up.

Hello Emily, The wife and I did this exact strategy. We purchased a duplex and are currently living on one side. I had a real hard time pulling the trigger because must do not pencil out. For the first year we were paying over half the Mortage just for our side. With the renters we inherited moving out we were able to remodel that unit and rent it for almost double what it was being rented for. In this market it can just take little time but I would rather be paying down my own Mortage rather than someone elses. If you ever need help on anything don't hesitate to reach out.
