Best way to partner with seller on a flip project?

Hello,

I’m talking to a seller who owns the property outright without any banks involved. Ideally, I want to have a contract with the seller that I’ll pay them a higher price after I invest my capital to rehab the property & sell it for a profit. I’ll pay the seller at closing after I sell it. What is the best strategy to control the property & protect myself? Thank you!
