In today’s market, and knowing what you know now. If you had 25k-30k to invest. What would you invest in?

MF in central Iowa. I have been able to get multiple deals for that amount of money. I like Story County, Iowa because it has good cashflow but also is not an area that has negative population growth like Cincinnati or Flint. My realtor is also an investor/ property manager so he has made out of state investing very easy. If you send me a message I am happy to refer you to him!

I have investments in both the physical and digital real estate worlds.

The digital world allows for greater ROI. Then, that provides more opportunity to invest in higher-valued properties in the physical world with its tax benefits.

There is a learning curve just like anything else.

    @Bob Stevens There are several different forms of digital real estate.

    The segment that I (my company) invests in are domain names.

    For example, I've spent $20 and made $90,000 selling a .com and its .net counterpart.

    There's more in addition, where I've spent $11 and made $40,000 which each of these and others were transacted in a single month where I made multiple 6-figures. Purchases were made approx 5 months earlier.

    Unbelievable ROI.

    I own the main real estate domains for the city that your business is in, too.

    To learn about the industry, look at DNJournal.com for recent and historic sales for those who report their sales. It's updated bi-weekly. 

    Knowing how to combine the digital world with the physical world in real estate and any other industry is priceless. I can't think of a higher ROI.

    Adding the lead generation formula will beat any service over time when it comes to conversion.

    Realtors should consider this for sure. They'll sell way more properties!

    I would use none of my own money and get a partner to fund the entire project and give equity.

    Airbnb Arbitrage in a solid market with low seasonality. Look to stage 1, potentially even 2 properties, with those funds and maximize cash flow. 100% doable.
