Help! Need advice about what to do: ADU
Curious what you would do in this situation: Ive spent the last 4 years getting a permit to build an ADU for a property I own in California. I got a HELOC for 200K to build it a few years ago but the permit process was such a headache and the county was so nit picky that I didn't get the permit until recently. Meanwhile prices have gone up substantially and now the quotes to build this small dwelling are 450k (or 350k without materials). I can't get a loan for the rest (unless there is some type of loan that would lend to me being unemployed for the last 2 + years). It would rent for about 2500 a month. Currently I make about 800$ in cash flow over monthly expenses on the main dwelling. I have a lot of equity now that prices went up on real estate so much so: at this point do I sell? Exchange? Try to find more money to borrow to build the ADU? Bail on the ADU project (and the 30K in permit costs and 4 years of headache trying to get the project to happen)? Is there some obvious way to got that I am missing? Thanks!
