Hey Everyone, I am in the process of educating myself as prepare to dive into real estate investing, but I'm finding the biggest obstacle, as I'm sure it is for a lot of people these days but especially as someone living in the Tri-State Area, is affordability. Would love to hear from some experienced investors in the area as to how they combat this.

I am specifically located in Northern NJ. I have no debt, a high credit score, and a good chunk of cash saved up for a down payment, but I have struggled finding a lender that will lend me enough to buy anything in the area because I still work an entry level freelance job for my main source of income. Would love to hear from some others on this forum!

I feel as though a lot of people get into real estate because they don't like what they do for a living. I'm the opposite. I love what I do for work, but it's an industry that does not offer a ton of money salary-wise. I have always understood the importance of multiple streams of income, and real estate has been an interest, so I want to use it as a means to be guaranteed financially secure as I build my current career
