Mesa/Tempe/Peoria investment property
Hi looking for a SFR or multiunit short term or long term rental in the following areas, Mesa, Tempe, Peoria. Does anyone know which neighborhoods are best for investment either short or long term? Also what will be the average rent I could charge in these areas. Thanks in advance!

I'd suggest finding a local realtor to work with to help you narrow down your investment goals and criteria. SFRs, MFRs, STRs and LTRs and the areas you're interested in all have their nuances that would be better discussed over a phone call rather than a very long-winded BP forum post.
Mesa, Tempe, and Peoria are all pretty large areas with distinct difference between them, and even more so within them. The closer to ASU, the better in terms of Tempe. Mesa can be street-by-street in a lot of places with older rougher properties in one area, and newer, higher priced homes within a few miles of that. "Old" Peoria and North Peoria are essentially two different cities (I live in North Peoria and can attest to this) and the prices reflect that.
