I have four rental properties in Stone Mountain and Decatur which are located east of Atlanta. My management team is retiring and I'm looking for recommendations for replacing them. I would greatly appreciate suggestions and referrals.

In looking at Birmingham properties on Zillow I noticed the following:

Zestimate®: $25,769

This home is part of a larger package of 29 properties (attached in photos).  Another listing showed a package of 28 properties. Anyone know the story behind these large sales?

While my house was vacant my outside AC unit left and I'm looking for recommendations for a company to have it replaced, this time with a cage. Thanks!

I'm interested in others experiences using Affinity for insuring rental properties. I quickly got coverage but damage to rented premises, medical expenses, and personal injury were excluded (which makes we wonder what I'm paying for). And while reviewing my coverage discovered they listed the previous owner as named insured instead of myself. Communication with my personal representative is by email and his responses are rather brief. I have previously used more traditional companies such as Safeco. I'm interested in what coverage other investors use for long term rentals.

I have four properties formerly managed by Arbor Trace and now Atrium Real Estate and Property Management, the Conwill's new company. I also have a returned check from Arbor Trace signed by Bradley Lewis and am trying to figure out how to collect. From the sound of things I need to verify everything the Conwill's are saying. I have spent a number of days riding around scouting houses with Bryan and am hoping for the best. Bryan  returns calls immediately where as Bradley and his assistant David Hayes have ceased communicating. I would certainly appreciate any networking on ideas to collect on my check and management alternatives in case Atrium does not work out.
