Looking for HELOC Provider in Puget Sound

I am looking for a lender in the Puget Sound area that will provide a HELOC where I can pull out my equity on my investment properties. I have a DTI in mid 20% and a FICO above 835 and have seasoned the rental income over 18 months, so qualification shouldn't be a problem. I have talked to a couple of local credit unions and either I got connected with the wrong person or they are not very generous on what they are willing to provide as each of them were not quoting very favorable terms. What should I be asking them when I make the initial contact? Can anyone recommend a provider that is willing to work with an investor?

Try Academy Mortgage (Tumwater), we have been using them for all of our HELOCs and cash out refi's...  Steph Thomasson, BP wont let me post emails or phone numbers but you can search them pretty easily.  Good luck!
