Western Washington construction is a good company but comes at a cost! We used them for a flat roof problem and no leaks afterwards. We went the cheap route initially and it didn’t pay off :)

Hey Alex, I would pay attention to whether a property sits in a FEMA flood zone or not. This does not kill a deal necessarily, but you will want to factor the numbers into your decisions. Stay near South Aberdeen, north of Wishkah (~W 2nd street area) and obviously the hill to keep out of flood areas. Good luck with your investments!

Aberdeen is requiring city officials inspect rental properties and require a business license fee per rental. The surrounding towns have no additional burdens in landlords. Grays Harbor has good cash flow opportunities, including Aberdeen.

Anyone have a recommendation for an insurance company who will insure our primary home with occasional short-term rental usage, along with our other long term rental properties.  What insurance companies are you guys using?  Our current provider had awesome rates but does not allow short term.  We live in Washington State with properties around Grays Harbor.  Thanks!
