Tri-Cities Market (Pasco, Kennewick, Richland) and Off-market

Hey guys,

I've been looking around the Tri-Cities area for a couple months to find a reasonable flip. I'm on the "lower-end" price range as I have only a couple live-in flips under my belt and not made very many connections in the area yet (planning on moving down around there in the next few months).  From what I've seen, it just looks very vanilla, nothing has been really eye catching or stand out. Again, this is just me looking around online, but I'm inquiring towards anything that is off-market or know of anyone that can inform me of that particular niche. 

I've been looking around Walla Walla area as well, Spokane, Yakima, etc. Spokane seems to fit our price range a bit better but still looking.
