@Raghu Kanakamedala this is a tough market for fixer uppers. As others have mentioned abt the inventory and interest rates.

Inventory was as low as 0.8-1 months a few weeks ago, which is insane.

Brand new investor here. A common aspect of real estate investing that I struggle to wrap my head around it is this: how do you get leads? I am in a high priced, hot market on the East Coast with huge players who buy homes for cash and all of that, dropping hundreds of thousands per MONTH in marketing.

Property radar is a tool that I was listening to on the coach Carson real estate podcast, that supposedly helps the small-time investor niche down to find property owners.

Has anyone use this tool with any kind of success? Or is just just another guru tactic?

@Patti Robertson thank YOU for taking the time to share your insights.

Lots of people say wholesaling is the most popular way to start REI. But that assumes you'll spend $3k - 5k/ mo marketing to a specific "zone." (Truly, this is the range that I've heard before in a meetup). I was thinking..."I don't have $3k/mo!")

I’ve met a good amount of investors and I have a sense that a handful of rehab/rental opportunities will come in 2021.

@Scott Lennon I think an abundance is when you can find a deal and either pass it up or “miss” it bc you have a “flywheel” of business.

I haven’t invested yet, just began this year, but our team lead has been investing for over 15yrs and that’s one of the things I’ve noticed.

You’re in a good spot when you can pass up legitimate opportunities to make money
