What's up BP fam!? I just relocated back to DFW, TX and looking to dive into the market here, ten toes down!! What's the market like here? Where are all the hot areas? How's property management around here, especially for those that have multifamilies. And are there any good REI associations in the area? Thanks!!

I would say the market compared to most of the rest of the country is still hot.  Lots of money chasing lots of deals, although it may have slowed just slightly with the lockdown.  Probably will be a few less flips with the tougher hard money situation until that loosens up.  Multi-syndications will be tougher and require more experience and more capital and more reserves.

Just draw a circle around DFW and that is the hot area.   Hottest areas are along the 380 corridor from Denton to Mckinney and I-35 from Ft. Worth to Denton and some areas NW of Ft.Worth towards Decatur and Wise County, and West of Ft. Worth between FW and Weatherford.  Those are probably the hottest areas in the country, not just DFW.

Property management is always a sore point with most investors.  I've rarely met anyone who thought their property manager was awesome and had kind words to say about them.

Most of the REI groups are not meeting right now due to lockdown. When they do meet again I would suggest any of the Quest IRA meetings in North Dallas. Also Roger's NTAREI group that normally meets on Thursday evenings in North Dallas at LBJ and Preston. Quest is normally free and NATAREI normally has a fee about $20. As these posts talking about money normally get deleted I like to say I am not affiliated with either group and if there is a fee I pay it too. I don't provide links, you have to search online as if we provide links the post will get deleted.

Since you are in Ft. Worth there is also a group I call Robin's group maybe called DFW REI that normally meets Saturday mornings about 1x month in Hurst at a hotel near 183 and Precinct Line...across from QT and near the convention center. Some kind of fee there too about $10-$20. They've had some online during the lockdown.
