I am a long term residential real estate investor interested in the Colorado market.

Hello,  

I am in search of a way for my clients to receive, sign, and return documents remotely.  

I’m a small one person shop without any need for all the advanced collaborative inter-office tools or multi-seat licenses offered in the premium price plans.  I just don’t want my clients to have to print, sign, scan, email.

Which simple, intuitive solution, device and platform agnostic do you recommend?

Thank you for the replies and referrals.

To be more specific these are 3 single family rentals in 78665, not in LLC, 50% equity, fully rented, loans greater than 4 years old.

Looking to cash out all 3 to 75% LTV while taking advantage of these low rates.

I have 3 rentals in 78665 that I would like to cash out refi.

What local banks or lenders are y’all having success with? Any of them discount closing costs?

A family member has received an offer from a cell tower builder to lease ground on their property and is looking for advice.

Anyone know where on the internet to see current lease prices, documents, etc?

Or maybe attorneys in the Hill Country who deal with this.

Nina thanks for the tips, I haven’t had any claims over the decade I’ve had the rentals and credit score is over 800.   So, what are others paying for insurance in the Austin-Round Rock MSA?

I would like to compare my insurance company with what others are using, hopefully learn something, and maybe even save some money.

I currently have some SFH rentals in 78665. Zillow says they are each worth $230,000, insurance says rebuild cost would be $280,000!

Last year’s insurance coverage was for $200,000 and came out to about $600 annually per house.  They are working on this year’s quote.

What are you paying for insurance on your SFH rental in this area?

You could go with one of the big guys as a "referral" only agent.  Very minimal fees....but you don't get to actively buy or sell.  You have to refer the business out and take a referral fee only for the business.  Might be better to do it like that so you provide the seller expertise and expert knowledge on their sale.  I'm guessing they'd let you transact business for yourself.  I'd ask them if you owe any split on your personal buys/sales.  Even within the same company different offices may have different policies.  

That way you can earn income, keep fees low, and get the power of a big brokerage.   Maybe you can take advantage of the training during your 2 years....and learn the models and systems to be a powerhouse when you cut loose and sell full time.

The biggest brokerages are going to have evening classes and training as well.
