I’ve been looking at college station so once I get back to a computer I’ll start the conversation there. But would appreciate help on the others.

Dallas , Austin,  Houston, clear lake, college station, San Antonio

What are your forecasts for the following

  1. Occupancy
  2. Price per unit for class A and B
  3. Rental rates.
  4. Neighborhoods
  5. Under or over saturation
  6. Economic factors

Yea it's Kuvella.com

They don't do many one-off single family type homes but when it comes to apartment and multifamily construction, that's where the benefits pay off.

 Do you own the company? Where is it based? Im in SM and would love to discuss this for a few of my projects. We have a 200 unit in process up in NorCal

 The tough part is its an off market deal and the broker has sold almost everything in our range. The broker is an excellent guy too so we just offered 91% and they are coming back at full price again lol.

Hey BP Crew,

I am starting to realize a lot of opportunities are forgotten because I cant keep up with the reminders. Its time for me to implement a CRM. I am really looking for something both mobile and web friendly.

Because I dabble in Homes and multifamily, I would like to be able to categorize both, but also categories more than one opportunity under the same person for follow ups, etc.

Maybe even go a level deeper and have personal / work opportunities to remember. Can you guys suggest anything?

I just came from meeting a seller who's tenant has been there 29 years!!! Safe to say they were GROSSLY UNDERPAYING rent.  Ya totally understand. We are looking at a 170 unit off market and its cash flowing immediately, but we have found the owner to not be running their books correctly. Hack job to be frank.

Hey BP Crew,

Looking in College Station for some deals and wanted to get your input on good/bad neighborhoods, etc. With 700 MF units coming online do you see the market becoming oversaturated against existing product?

Looking to run internal analytics on my portfolio and have found both of these softwares. Anyone have suggestions?
