Looking to network and get started in Northeast, PA

Hey All - 

I've been listening to BP for quite some time now. I'm 25 years old and just got back into real estate as a licensed agent (very new, don't have any deals or anything in the works yet). I left my previous corporate position after 1yr3mo or so. I want to get pre-approved to at least get that step taken care of, but I really don't have 2 years of consistent work history under my belt since graduating from college. Just quite a few of different jobs here and there. What would be your way to get around this speed bump? 

Also, I'm located within Northeast, PA. About 20 minutes from Wilkes-Barre and 40 minutes from Scranton. If anyone is wanting to network and connect, let me know! I'm always trying to learn about investing from people that have the track record!

Hi @Zach Manganella :

Welcome to BP! There are several of us in the NEPA area on BP (e.g. @Adam Guiffrida@Marc Winter , and more). We generally don't bite. :) 

For Fannie/Freddie loans, lenders are tied to the underwriting guidelines. So if you don't meet the requirements, there is not much that the lenders can do for you.  

You could try to seek portfolio/commercial loans. They'll want to see your finances as well but the lenders have a bit more freedom on what they can do. If you can't meet their underwriting guidelines, you may want to to see if you can partner up with family/friends.
