Long Distance Investing in Dauphin County (Harrisburg)
Hi,
I'm NJ/NY-based and I plan to explore the Harrisburg-area market this week. I've been hesitant to invest long-distance but thought I'd give the HBG market a try as I have a couple people there who can be my boots on the ground.
While I'm in HBG, I'll drive the neighborhoods, meet with a few people, and view properties but I thought I'd also reach out to the BP community to see whether you can offer any insight. Do you have any recommendations on where (not) to invest, ie improving/declining neighborhoods? I'm looking to buy and hold SFR and multi-families in the ~$15-40K/unit range. I have a general idea of what (high crime) areas I want to avoid. Also, have you found HBG to be landlord (vs tenant) friendly? Feel free to offer any other info you think may be useful!

Hello! I'm rather new to the BiggerPockets world (in fact this is my first post) and am still new in real estate. I have a 4 unit building that's owner occupied and I'm renting out the other 3 units. This is in midtown Harrisburg, which I feel is one of the better areas to invest in when it comes to Harrisburg. Also, there are rumors that the current mayor may be making 2nd street (one of the main heavily trafficked roads in Harrisburg) a two way street in the Midtown area, which is one of the plans to help rebuild the area. Currently it a a oneway street where most people are flying by at 50mph. Local neighbors are hoping it becomes 2 way so the local property values will increase.
Lately, I've been doing as much studying as I can by listening to as many podcasts, taking notes, reading blogs and books and just trying to learn as much as possible.
I'm trying to expand in real estate and am looking for potential business partners and investors. If you still have any interest in the Harrisburg market, please don't hesitate to reach out to me if you think I could be of any service to you. Best of luck to you!
