Rent for duplex in Edmond

Hello all, 

I am thinking of investing in a duplex in Edmond, OK, 3 beds 2 baths each (buy and hold). The duplex is fairly new and in a good neighborhood with good schools. I have visited Edmond and quite in love with the area, I'm just not sure about the rental market. I am wondering if it's easy to rent out the duplex and how much can I get for each side? I know I can check websites like rentometer for rental rate, however, I would love to hear directly from people in this forum. So if you are property management, or have properties in Edmond, or local to Edmond (and surrounding area) can you please help me with those questions?

I live in Edmond and have previously had rentals here. Great City with some of the best public school systems in the state. Plenty of parents who are looking to move into the school district vs pay for private school tuition. Also, there are two University here in Edmond with plenty of students looking for housing. I will say that I rented a 200k property to a military family >150k and year and they trashed my house. However, Edmond is directly in the growth pattern of OKC and currently growing rapidly. My personal property value has increased by 40k in 2 years. If you want to share further details about your property via private message I could give more detail about growth pattern and development nearby.
