Seeking Locals Advice Areas to Avoid - Winston Salem

Hello BP members, I am looking to move to Winston-Salem for a new potential job and have been saving to buy a house hack (preferably a duplex/triplex). From my research I am having a fairly easy time finding the up and coming areas of town, but am hoping someone can key me in on any areas to avoid as well.
