New Bern/Trent Woods market

Does anyone here have experience in the New Bern/Trent Woods market? We recently listed a property FSBO after listing for several months with an agent. Nice waterfront property in good condition but in need of some love. Had lots of tire-kicking but no serious offers. Market seems moribund. Lots of re-sale and new construction properties in the area. Few properties seem to be selling. May consider renting if we cant generate some interest. Any thoughts on the market direction? Rent vs. sell? Etc.

Hi Tom!

I am a Realtor here in New Bern and the market is actually picking up tremendously. Our average days on market is now 66 days and just a six month supply of inventory. I've done this since 2009 and this is the best market that I have ever seen. There is not much new construction at the moment so the resale homes are selling quicker now! Also--with interest rates rising and the shift of the market, there are a lot of buyers out there right now.
