New Bern/Trent Woods market

Does anyone here have experience in the New Bern/Trent Woods market? We recently listed a property FSBO after listing for several months with an agent. Nice waterfront property in good condition but in need of some love. Had lots of tire-kicking but no serious offers. Market seems moribund. Lots of re-sale and new construction properties in the area. Few properties seem to be selling. May consider renting if we cant generate some interest. Any thoughts on the market direction? Rent vs. sell? Etc.
