Hi Tom! I am a Realtor here in New Bern and the market is actually picking up tremendously. Our average days on market is now 66 days and just a six month supply of inventory. I've done this since 2009 and this is the best market that I have ever seen. There is not much new construction at the moment so the resale homes are selling quicker now! Also--with interest rates rising and the shift of the market, there are a lot of buyers out there right now. Let me know if you want any statistics! Jennifer Johnson

If you are buying to hold, read HOLD. I just finished reading it. Excellent book! Or Millionaire Real Estate Investor.

James Slaughter I just did one where the builder was offering $5000 in closing incentives and I ended up negotiating us $7000 in closing incentives plus I had them move the light post to a different location at the builders expense. Typically they won't budge on asking price because it affects appraisal values of any future builds. So that's when I go after more money for incentives

As a realtor myself, I'd say use a realtor. If your friend has no knowledge about the process, they'll have no idea if the builder is cheating them out of stuff. A realtor will look out for your friends best interest.
