Outskirts of NYC

Common advice on BP to people who live in expensive areas seems to be "check out the outskirts of your metro area". With that in mind, as someone who's looking for buy & hold properties, for cashflow purposes, that are already in good condition (bc I'm too busy with my full-time job to rehab something), it looks like there are maybe some possibilities:

In general, it looks like there's condos in good condition ~50-60 miles outside of nyc, along the 3 commuter rail lines (NJT, LIRR, MN), in areas with good schools (not Newark, not Paterson), listed for reasonable prices ($100k-$200k) that rent for decent amounts ($1500-$2k/mon).

Has anyone looked into these?
