ROOKIE MOVES - LEARNING AS YOU GO

Good morning BP,

I landed my first deal, and this is what I've learned thus far.

(1) You learn more by jumping in than you can learn from posts.  I spent a year reading and listening to pod casts, but I have learned more in the past 2 weeks than ever before.  I am not discounting the learning phase (reading, listening, networking, etc) but reading is not enough.  You'll never be fully ready to take the leap of faith, so you just got to pull the trigger at some point. 

(2) Mentors are everything.  If I didn't find someone to help me on my first one, I would be freaking out right now.  The bathrooms are both gutted.  The kitchen's gutted.  And, I am calm, cool and collected.  If I didn't have a mentor I WOULD BE FREAKING OUT RIGHT NOW.  But I luckily have someone that's helping me keep my head on my shoulders.

(3) Doing the work yourself....is a lot of work.  And I don't think I'll be doing it again.  I am happy I did this on my first one because of the amount that I've learned, but I will be hiring this part out in the future.

(4) Sec 8 has a bad rap.  It shouldn't.
