New Jersey Development (Permit Question)

Hello,

I’m wondering the procedure for single family properties in NJ. I’m considering acting as the GC and simply sub contracting out all aspects of the job (not doing any of the work myself).

Seems I can save myself a lot of $ vs having a GC basically just do the same thing.

What are your thoughts on this?

I primarily do single family homes In need of MAJOR renovations (full guts with additions/ add a level).

Lastly, if it is an investment property (not a primary residence) and purchase in LLC's name) am I even allowed to file for and receive a building permit as I don't have a contractors license # etc?
