Need advice for Missed Rental Lease Renewal

Hi,

I rented my property in NJ after I moved out last year and there was a 1 year lease which ended on 10/1/2019.

What is my option now to renew, the tenent wants to continue live there and I am interested in renewing lease for 6 months.

Most standard leases have an auto renewal clause. You can only make chages prior to expiration. If you are not making changes, then the terms of the first least stand. That means you are in a second period of a one year lease with them now. If you both want only a 6 month renewal, you can jointly agree to the new terms and  formalize it in writing with an addendum to the current lease. Once signed by both parties, it become a contract and will be enforcable. Good idea to sigh in front of witnesses.
