Northeast (South Jersey) Investing

Anyone investing in South Jersey right now and have advice on wether this market is better suited for Flip or BRRR or both? Marlton, Medford and Voorhees. Are towns I want to start in as I know them well enough. What type of investing do you feel is best suited for these towns? Just restarted after a 12 year hiatus to have kids!😂

hey @Tatiana Viviano welcome back to REI!

I am personally doing investing throughout South Jersey (Burlington County specifically) and have run some numbers on quite a few  deals. 

There are towns that properties can be scooped up for cheap and sold as flips for a nice profit throughout the area.  

I'm noticing that the multifamilies definitely have the better upside for cash flow for rentals.  I have been successful with my single family rentals though- large twin properties (low property taxes).    I really like Mt Holly, Edgewater Park, and Pennsauken rental markets. They are very healthy with decent school districts. 

Medford, Marlton and Voorhees are a litle bit more expensive markets, but there are still deals that can be done.
