Help me, help you! Tenant keeps missing repairman.

What do you do when your tenant keeps missing the repairman?? I have a Sears technician who has gone out to my rental TWICE and left a note on the door. My tenant comes up with a million excuses and of course, blames the repairman. The tech was physically there and if the door were open he'd come in to repair the issue. I keep rescheduling for them but it's getting increasingly frustrating. These tenants are now without a refridgerator for 3 weeks now, simply because they can't keep an eye or an ear out for the doorbell.

Make sure you document all contact and every time the repair guy goes out. At some point in time your tenants are going to be demanding a rent rebate and you need proof to show the judge it was your tenants fault. If you are being billed for missed calls make sure you pass the charge along to the tenants.

If you have a PM or are within driving distance make the next service call at your conveyance and be there, or your PM, to let them in. Do not ask tenants in advance simply send them your 24 hr notice and show up.

It is usually a waste of your time trying to work with tenants and not necessary. I book appointments when tenants are not home simply to make my job easier. If they want to be there fine but I do not set appointment times to accommodate tenants.

This is how I prefer to manage my investments, never rely on tenants for anything.
