2 family complete reno costs

Hi Everyone 

I am trying to budget for a 2 family rehab. I know every job is different  but if you should shed your experience on costs for the Massachusetts area and the following building that would be helpful.

the building consists of 2400 SF of living area with 4 bedrooms and 2 baths.

 The electrical system is newer. I will not be replacing it. I will be only updating lights fixtures.

 plumbing including the stack will probably have to be replaced.

two furnaces as well as the baseboard heat will have to be replaced. ( should i install mini splits? ) there is currently gas going into the house.

should i remove chimneys if I go to mini splits or is there no need to? I was thinking about removing chimneys to make the kitchen and living room one big room.

New roof will be needed about 10 squares.

30 windows. Including probably 10 frames due to rot

new vinyl siding for the entire building

2 kitchens  with new wiring for range microwave dishwasher and refrigerator.

2 basic bathrooms. no tile 

Not sure what type of flooring i should do... I want it to be tenant proof and long lasting so any suggestions would be great.

no structural work will be needed foundation is in good shape , walls and floors are level.
