hello everyone,

I am looking for a little guidance on my first commercial  property . Have found a building that needs a buildout to be completed and  the owner is going to hold paper until build out is complete and i can obtain conventional  financing . My question is  do i use a standard purchase and sale to make offer and terms to the owner ? or is there a template that you all can share  for this type of agreement  would this be considered  a hard money  deal ?   are there any tips or advice  greatly appreciated.....

would like some feedback for those that have knowledge on the north providence market. possibly looking to get into this market and would like some feedback on that alreday in it . i am looking at the fruit hill area . pros and cons would be great thanks 

we are looking for info about the ocean isle beach and sunset beach areas in particular. If anyone has properties in these areas how do you find the rental markets we are looking for close proximity to the water any insight on the areas to avoid or if there are any communities that fair better than others. thank you in advance  any input would be greatly appreciated

Hello and good day all, 

Been a while hope all is well.  Market has been pretty busy for us in southeastern mass .  the reason for my inquiry is that I am in search of counsel for a  issue that I am undergoing on my own property .  Has to do with a neighbor and title issues where they believe they have rights of access and or use . We both purchased these properties from a developer that sub divided the land smaller parcel in front lager parcel in rear (mine ) with each  having own drive ways . My current counsel is not as aggesive as i  would like with both the title insurance company and the abutters not to mention . This has been on going for 2 plus years with no resolve as of yet .  Would like some recommendations on firms that specialize in land court procedings because I believe this is the road we Steve heading And also dealing with the title insurance company to handle the cloud on our title due to this issue there Ian much more to the story just trying to keep it semi short And coherent . Thanks In advance . We are located in Norfolk county

I am a mass investor looking to rhode island  for some potential investments .  wanted to get some info as the landlord tenant laws and how they Favor one over the other .  also for those that are currently investing what areas are you seeing the most potential.  Lower crime ,professional tenants . and best cash flow potential.   I am have been looking at areas of pawtucket , Providence, but really open to learning more about the different markets and pros and cons to each.   thank you any positive input is greatly appreciated
