DMV real estate investors - What's your All-in Percentage?

I'm new to wholesale investing in the DMV and want to know what flip investors look for in a good deal.  What percentage are you All-in "65% - 80%" - what's your magic number?

In DC I need a $250k gross margin on a relatively light reno, $300k margin on a more involved reno. So that means if my ARV is $650k, I need to buy it for $400k. That will usually give me $50k of profit or so.
