Hey folks, I'm a rookie wholesaler based in the DMV and I'd like to know what source do most investors use for pulling comps?  I've been told not to rely on online sources such as Redfin or Zillow.  I purchased a CRM platform called "Propstream" and there are Huge differences in those comps (normally) much higher then the medium displayed on Redfin or Zillow.   Just trying to get a solid source to pull data.  What are you using? 

I'm new to wholesale investing in the DMV and want to know what flip investors look for in a good deal.  What percentage are you All-in "65% - 80%" - what's your magic number?
