Real Estate Appraisal for Primary Income?

Hi all! 

My name is Chris. I'm interested in becoming a real estate appraiser for my primary income. I would love some advice on the up and downsides of this role. 

The way I see it so far is that not only will I [eventually] be able to have my own practice and freedom that comes along with that, but I also like the fact that I will become an expert in real estate valuation thus giving me an edge when it comes to analyzing deals. 

What are your thoughts on pursuing something like this? I would love the opportunity to connect and have a conversation.
