Father past away left home

Father past away and left the house. He doesn’t owe anything on the house except property tax. The house has not been left officially for the son or any legal transfer as of yet. The house is topping out at a possible sale price of 33k. It is dated internally and will need a lot of work to get ready for sale or possibly setup as a rental property. What would be some good steps going forward. Property is in Western Pa. thanks!
