What are the best side hustles for aspiring real estate investors

I was finally able to reduce my work week to 40 hours Tuesday-Friday. I'm looking to find a side hustle on Mondays to build my real estate knowledge and experience. I am thinking of working part-time as a realtor or for a local property management company. What are some other ways to get my foot in the door for more real estate opportunities while working part-time? Money is not really an issue since I already make $100k. I am open to flips, but I am still working on building enough capital for funding.

Becoming a Real Estate agent can be a great one where you can make good money in commissions while you learn a ton in the process (not to mention you gain access to the MLS/more deals and you're able to benefit from great tax advantages). It also instills the skill of salesmanship which can be priceless in Real Estate Investing.

The one thing I thought I'd also mention is that you do NOT need your own personal capital to fund a flip! Find a quality deal and talk to a hard money lender at your local REIA or real estate meetup. They usually lend on the deal rather than the person. Most people complain about the points but it can be worth it's weight in gold since it'll get you to where you want to be faster. Not to mention you learn along the way and will start to use these hard money completed flips as case studies when you go to raise private money (with more favorable rates and terms) later.
