Charging electricity per SQ? Help!

Hello. I am a healthcare provider. I am looking to rent 1444SQ ($21 per sq) medical office space in Union County, New Jersey.Its a commercial building that leases to other specialists.

The owner wants to charge an additional $1.50 per sq to cover electric.

Electric $1.50 per SQ = $2166 per year = 180.5 per month for electric.

Is this appropriate?

What would be some good follow up questions?

**Typically private practice would open for about 8-10 hours on weekdays and 5 hours on a Saturday

Would greatly appreciate your swift responses!!!

I believe this is appropriate, actually. 

A good follow up question though could be: "Do you have a utility bill history from last year?" 

That way you can compare it to these prospective prices.
