well I guess you can't win them all

I just received an email from the seller that I was working with on completing the deal. Here is his actual response:

As many of you know this seller came to this forum requesting some help, many of us offered our services. I was recommended to this seller by several people.

After learning his situation I quickly came up with the best available solution. I would Short the 2nd and Sub2 the 1st.

Everything seemed to be going as planned. He threw me a snag by saying he wanted to talk to his lawyer after I told him I would need a POA. I informed that was absolutely ok with me, matter of fact I offered that his attorney be the 3rd party. I think he took the POA the wrong way by assuming that I was going to have the power or ability to do something illegal and unethical with the POA.

I think I'm right to assume that the POA is what initially turned him into a non-client. It wasn't long after that did I receive the email saying he was going to take his chances at listing it with an agent even after I offered to purchase it and have the financial means to do so.

I think a lesson has been learned here, that no matter how helpful you are or can be to the seller in solving their problems as an investor the seller must first help themselves.

Well that's it for now, it's time to move onto the next deal, as many are aware there are literally thousands of other properties in the Phoenix area and many more deals to be had.
