We all know that we need to use both to be successful in this business. I'm just curious which you rely on more?? I'm more of a gut guy myself. It's my first question so I thought I'd keep it casual...thoughts?

GUT ALL DAY! You can't ignore the numbers, but some people get stifled by them and it cripples them to the point where they won't pull the trigger.  Do your due diligence.  Don't fire from the hip, but know your market well enough where you can rely on your gut after doing your initial numbers.

I see people all of the time who want to buy a wholesale deal of mine, and they pitch all of these numbers and formulas. The house doesn't fit into this formula by xyz and so on. That is when I tell them to fight for it on the MLS with everyone else. If a house doesn't fit into a formula, but you have the opportunity got make 25k in less than a month on it and your still hesitant because of a formula... your in the wrong business and belong greeting people at Walmart.

Every time I ignored my gut, I regretted it.  Your a gut guy, and following it will make you a millionaire.
