I have been looking into every type of accounting and property management software since QB just substantially changed the rates on payment processing.  That coupled with the fact that QB support is completely uninformed and unorganized prompted the search, but unfortunately, I can not find any platform that does everything QB does.

Over the years I would say that the majority of my subsidized tenants have been a good experience if they were not inherited from a previous owner, and I was the one that screened them. There is definitely a pool of hard working responsible people out there who qualify for the program if you look. By the same token, there are those lifelong victims who believe the world owes them everything, will never be satisfied, and who display zero respect for anyone or anything. They do not last long at all.

I have had a continuous Section 8 tenant since 2013. She has lived in two of my buildings, and she is the absolutely among the most respectful and attentive tenants I have had. Her Section 8 has nothing to do with that aspect of her personality, her sense of responsibility, and the meticulous nature that she cares for our units.

@Oliver Noll, I would have to agree with your assessment in Woonsocket.  I recently sold 6 units there and still currently have 17 in that particular city.  I've been working there since 2013 or so, and have seemed to have very stable tenants with low turnover.  Given the market, I am considering selling 9 more units there but don't have any complaints investing there despite some stigmas associated with it.

@Anthony Thompson all of my mortgages are fixed for 20 years. Not every 5 with a reset.

4.5% or so is what I am finding on my investments with a commercial bank.

Banks are already lending money to shaky buyers again.  Appraisals are not coming in at sales prices.  Debt is up, interest rates are low, and forbearance from Covid hasn't even timed out yet.  All of the ground work is laid for a meltdown.  It is a powder keg and is just a matter of time.
