Primary residence house hack

Hi all! I am looking to get my first deal in New Haven county, CT. I’m interested in a single family home that currently has 2 separate “studio” style apartments within the home. Does anyone have any experience with any hazards or potential issues I may run into renting out units that aren’t legally considered units? I’d imagine there may be a specific person, (maybe a lawyer?) in my area that would have more information. Any insight or suggestions would be much appreciated!

Connecticut recently passed legislation that allows “Accessory Dwelling Units” sometimes referred to as Auxiliary Apartments.  I have NOT read all 50 pages so do your own due diligence but my understanding is all towns and cities are automatically part of this unless they specifically opt out with local laws/ordinances.
