The legislation allowing ADU's just passed recently so its brand new. Definitely an opportunity but Yes, you have to do your due diligence for sure!

There is a local real estate investing meetup that Brandon Rush hosts in New Britain at Belvedere restaurant on 3/17 from 530-8pm

This is exactly why I invest myself/help investors buy in surrounding towns but NOT in West Hartford. The properties are overpriced and the taxes are too high. You may get a higher quality tenant, and have a better chance of appreciation, but monthly cash flow is non existent.

Are you limiting your search to just West Hartford/Farmington Valley?  

I agree inventory that matches your parameters in this part of the state is almost non existent

I am however seeing properties like this in other towns/areas. You must have CASH to be a real player though. To your point these properties sell fast and rarely is a Financing Contingency accepted when any real rehab is needed.

Connecticut recently passed legislation that allows “Accessory Dwelling Units” sometimes referred to as Auxiliary Apartments.  I have NOT read all 50 pages so do your own due diligence but my understanding is all towns and cities are automatically part of this unless they specifically opt out with local laws/ordinances.
